AREA means: a uniform set of sectors characterised by a type (block, cliff, etc), the same geographical location, and the same type of rock. The area is generally described by a topo. You can go from one sector to another within an area on the same day.

SECTOR means: a uniform set of routes or of blocks characterised by a single style of climbing, height and equipment. Normally you will spend an afternoon there, not several days. A sector must be part of an area
